A listing agent represents you and your interests alone. He/she does not represent the buyer and has a fiduciary obligation to you. Make sure to interview a few potential agents to find the right fit!

Prepare your home for the market

Buyers typically want a turnkey home with minimal repairs. Your listing agent should guide you in getting your home ready to sell. This will include decluttering, making minor and sometimes major repairs, and getting the most out of these improvements. You may also want to consider hiring a staging company to attract more buyers.

Marketing your home

Having a strong marketing campaign to attract as many buyers as possible is crucial when it comes to selling your home. It's no longer enough for agents to just list it on MLS and wait for offers (if that's the case, you need a new listing agent!)

If you work with me, I will create a comprehensive marketing campaign that also leverages social media and digital marketing to ensure that we are maximizing what we can to get the best offers.

Showing your home

Together, we will figure out the best dates/times to show your home. Homes show best when the home owner isn't present so we'll make sure to ensure that this schedule works for everyone (no surprises). I will do a walk through before the showing to ensure that it's ready and presents your home in the best light.

Closing

Congratulations, you've accepted an offer! Now what? This is the time when you'll receive a deposit from the buyers, fulfill all obligations/repairs after the home inspection, buyer's loan approval and appraisal, buyer's final walk through and closing day.

On closing day, the buyer will sign the mortgage documents, pays closing fees, receives the keys and takes possession. You will get the proceeds from the sale.
