A buyer's agent represents YOU and YOUR interests. A buyer's agent has a fiduciary obligation to you and not the seller.

It's important to meet with a potential agent first to see how well you get along, what their approach is to helping and guiding you and whether that agent is trustworthy, reliable and willing to go above and beyond for you.

The Home Buying Process

A buyer's agent represents you and your interests alone. He/she does not represent the seller and has a fiduciary obligation to you. Make sure to interview a few potential agents to find the right fit!

Get Pre-approved

You will need to work with a mortgage lender to see how much you qualify for. Getting a pre-approval letter before starting your home search is important because then, you will know how much house you can afford. Once you find "the one", you will need to be ready to make an offer quickly and submit your pre-approval letter at the same time. This lets the seller know that you are serious and are prequalified to make this purchase.

Start Your Home Search

This is the fun part! Once you have your pre-approval letter, you can work with your agent to narrow down your search by location, amenities, schools and much more. Your agent will help you find homes that fit your criteria and help you get showings scheduled.

Writing an offer

You found the home of your dreams and you're ready to make an offer! If we work together, I will help you write a strong offer. I'll work with our real estate attorney to make sure that the offer gives you protections while also making it enticing to the seller. Once your offer is accepted, you'll need to make a deposit (aka earnest money).

Under Contract

Congratulations, your offer was accepted! Now what? We are now "under contract" and this is the time that we get all our ducks in a row. We sign the Purchase and Sale agreement (which is a binding agreement in MA) and send the 2nd deposit (aka escrow deposit). You will also apply for a mortgage, schedule a home inspection and contact home insurance companies for quotes.

Closing

You've got the "clear to close" and we are in the home stretch. We will do a final walkthrough to make sure the seller made all the repairs we requested before we close.

On closing day, we sign the necessary documents, pay the remaining closing costs and the down payment. The title is officially transferred to you and you'll get your brand new house keys!

Congratulations! You can finally move in!
